How to Make your Home Look Spacious When Selling?
When selling your home, especially in the current market, it pays to
take advantage of every tool in your arsenal. Considering the glut of
homes that still remain available on the market, home sellers are
currently faced with the prospect of competing against several other
homes; all of which may offer other advantages, including more space.
While it usually isn't financially feasible to actually add space to
your home when trying to sell it, there are some steps you can take to
make your home look more spacious.
Re-arranging Furniture
One of the easiest, fastest and least expensive ways to make a small
area appear larger is to re-arrange the furniture. The best place to do
create a more spacious homes is usually the living room. This is because the living area is
typically the first area prospective buyers are going to see. Therefore,
it can certainly pay off to make a good impression when buyers first
walk in the door. You want to create a sense of spaciousness and
airiness; not cramped and cluttered. First, evaluate the wall color and
determine whether you should perhaps go a shade or too lighter.
Remember, a lighter paint color can make even the smallest space seem
larger. Natural light can also go a long way toward making a room appear
larger as well, so be sure to open up the window treatments.
Before you even consider showing your home to prospective buyers, make
sure all of the clutter has been removed. Buyers want to be able to
imagine themselves living in a home and that is much easier when you
have removed clutter, such as bric-a-brac, magazines, books, etc.
Evaluate the layout of the furniture. Do people have to walk around
pieces to move through the room? If so, you may need to consider
removing some items when trying to sell your home or at least consider
moving them around so that traffic can flow more easily through the
room.
Making Bedrooms and Bathrooms Appear Larger
Two areas that prospective buyers tend to focus on the most when viewing
homes are the bedrooms and the bathrooms. Today's buyer doesn't want to
feel as though they are crammed into a small bedroom space. Couples
generally want large, spacious bathrooms and closets. The first step to
making these spaces in your home appear larger is to remove any
furniture that isn't absolutely necessary. The bed should always be the
focal point. If necessary, consider re-arranging the bed to highlight
it. The purchase of a new comforter and sheets in light hues can be an
investment that is well worth it in terms of livening up the room and
giving an airy appearance. Take a long look at your closet. Are there
items you no longer need or wear that can be removed? Can you get a head
start on your packing? Closets that appear small or cluttered can be a
turn-off to buyers, so start removing clutter and even using closet
organizers to make the best use of the space you have available. When it
comes to the bathroom, the best course of action is to give the walls a
makeover with a light paint color. Make use of mirrors to help the space
appear larger. Remove clutter from the top of the vanity.
Boosting your Kitchen's Potential
The kitchen is also an important consideration for many buyers. Spending
some time making your kitchen look larger and more spacious can be well
worth it in order to sell your home faster and for potentially more
money. In many homes the kitchen is often clutter central, so begin by
removing all but essential items. Pack away any small appliances that
may be taking up counter space. Clear the surface of the fridge. If you
have a table in the kitchen, consider downgrading to something smaller
and that does not take up as much space. Open up the windows with light
colored window treatments.
Making the Outside Look Larger
The size of the inside of your home isn't the only area buyers may pay
attention to, so it's important not to overlook your landscaping as
well. Even if your yard is somewhat small, you can give it a more
spacious feel by removing debris and trimming back shrubs, bushes and
trees. Be sure the leaves are raked neatly. You might also consider
adding a few brightly colored plants to help improve appearances as
well.
Giving your home a more spacious appearance doesn't have to take a lot
of time or money, but it can definitely pay off in the end.
