Lending standards are now demanding higher down payments, which means that buyers often do not have much additional cash to make improvements or repairs after they have purchased a home, so it is important for sellers today to handle any major home repairs. You might even consider hiring a home inspector to professionally examine your home and determine which repairs should not be ignored. This is an investment that can prove to pay off well when your home does sell.

Another option to consider is placing all of your appliances under warranty. This is a step that can provide buyers with more confidence in the home and motivate them to make an offer. If your home happens to be older, a home warranty can negate any concerns buyers might have and help you to get your home under contract faster. Buyers may also be more willing to offer closer to the asking price and not be so concerned with trying to negotiate if they have more confidence that they have some type of recourse if the appliances should fail.

Finally, you might consider paying for a home inspection yourself. This is something that home buyers usually pay for after a home is under contract, but in this market you may find that the cost of an appraisal can help to attract buyers as well as a higher sales price.
